1. What this site is
TLV Next (shown on the page today as "Tel Aviv 2035") is a free, public web map of Tel Aviv-Yafo at tlvnext.com. It is run by a private individual in Israel (the "operator"). Contact: tlvnext@bdbd.net, or the project's issue tracker on GitHub if you would rather not use email.
The site shows today's buildings in 3D from the municipality's public GIS, raises buildings that have an issued building permit to the number of floors an AI model read from the permit's public request text, and shows statutory plans at indicative heights. It is a public-interest hobby project, not a business and not a service of any public authority.
2. Agreeing to these terms
By using the site you agree to these terms, to the Privacy Policy, the Disclaimer and the Data Sources and Attribution page. If you do not agree, please do not use the site.
3. No affiliation
The site is not affiliated with, endorsed by, or maintained by the Municipality of Tel Aviv-Yafo, the Israel Planning Administration, or Anthropic. The name "Tel Aviv 2035" describes what the map tries to show; it does not mean any authority has a plan of that name.
4. The data can be wrong — do not rely on it
Everything on the map is derived automatically from public data and public documents, partly by an AI model (Claude by Anthropic). Floor counts, housing units, relief requested, plan heights and building shapes can be wrong, outdated or incomplete. The map is for orientation and public discussion only.
Do not use the site to make planning, purchase, rental, investment, legal or objection decisions. For those, use the official sources — the Tel Aviv-Yafo municipal engineering information portal and the national planning administration (mavat.iplan.gov.il) — and consult a professional. See the Disclaimer.
5. Permitted use
You may browse the site, share links to it (including links that carry map coordinates), take screenshots, and quote from it with credit to "TLV Next (tlvnext.com)" and to the original data source (see Data Sources and Attribution).
You may not:
- present the site or its output as an official municipal or governmental source;
- remove or hide the data-source credits, batch date, evidence text or verification comparison when you reuse a screenshot or extract;
- overload the site, or use it to overload or attack the municipal services it credits;
- use the site for anything unlawful.
The site's source code and the processed data files it serves are available under the terms stated in the public GitHub repository of the original build.
6. Intellectual property
The underlying municipal data belongs to the Municipality of Tel Aviv-Yafo and is used under its open-data terms of use. Plan documents belong to the authorities that published them. The site's design, code and AI-derived layers are the operator's, except where third-party licences apply (listed in the repository).
7. Availability and changes
The site is provided free and "as is". The operator may change, pause or shut it down at any time without notice, and may change these terms. The current version is always at tlvnext.com/legal/terms-en/. Continued use after a change means you accept the new version.
8. Liability
To the fullest extent permitted by Israeli law, the operator is not liable for any loss or damage — direct or indirect — arising from use of the site or reliance on its content. Nothing here limits liability that cannot be limited by law.
9. Third-party services
The site is hosted by Vercel Inc. (USA). Vercel's own terms and privacy policy apply to the hosting layer.
Map data reaches you in two different ways. Buildings, permits, plans and the street index are fetched from the municipality's public ArcGIS services during a periodic batch run by the operator, stored as static files, and served to you from the host; your browser never asks the municipality for them. The aerial photograph tiles are the exception: your browser requests them while you are looking at the map, from the site's own /ortho path, and the host passes each request on to the municipal map service. Because the host makes that onward request, the municipal service sees the host's request, not your browser's.
10. Law and jurisdiction
These terms are governed by the laws of the State of Israel. The competent courts in Tel Aviv-Yafo have exclusive jurisdiction. The Hebrew version is the binding version; the English version is a convenience translation.
